A: The traditional heart of the Oklahoma City industrial real estate market is in the range of 20,000 to 40,000 square feet. This range has probably migrated upward somewhat due to growth over time of the companies occupying this size range. Currently there is limited availability in the range of 10,000 to 40,000 square feet, but especially in the 10,000- to 25,000-square-foot range. These building are utilized by warehousing, manufacturing and service companies. More and more companies in the smaller ranges require dock-high space, which can be difficult to find in the smaller sizes. Even so, the demand is still inconsistent and longer marketing and lease-up periods are common.

A: There are wide ranges of lease rates for all these building types, but a good working average would be $3-$3.50 (per square foot per year) for bulk warehouse, $2.50-$3 for service warehouse, and $5-$6 for flex space.

Remember that different operating expense reimbursement schemes can heavily influence the effective rate a tenant pays for space. The base rental rates have been fairly stable for the last two years, but incentives such as free rent vary widely from deal to deal.

A: The most limiting factor for older buildings is usually the clear height. It is almost never economical to add building height to an older building. Other factors such as size of the truck court also contribute to functional obsolescence. These properties will continue to be occupied by users that can tolerate these deficiencies in exchange for lower rental rates.

A: We project slow recovery for the remainder of 2011 with continued space absorption and mostly level rental rates. The steadily increasing availability of real estate financing at competitive rates will result in more sales of owner-occupied and tenant-occupied investment real estate.

We are also starting to see more activity from national and regional industrial tenants entering the Oklahoma City market, which will continue to absorb space in the lagging multitenant market.

How Much Should I Expect to Pay Per Square Foot for a Paint Job ...

Rhonda, because there are so many different factors that can contribute to the overall cost of a painting project , it is difficult for me to offer you a simple per square foot price for your specific home. Undoubtedly the size of your house is an important consideration when estimating the cost to have it painted, but equally important is the style of siding on your home, the number of levels in your home, the condition of the existing paint, and even the type of new paint that you choose. Also, if your home has ornate trim around the windows and doors that require a second paint color and some detailed brush work, then you should expect to pay more for your paint job than someone whose house has a somewhat plain exterior.

A general rule of thumb for a basic exterior painting project is that the labor can be about 75% of the total project cost, while the paint and other material costs are about 25%. For example, an average 3000 sq.ft. home might need approximately 16 gallons of paint, for which you could pay between $35-$50 per gallon. Therefore, if the needed paint and supplies cost $750, then the labor cost could be around $2250, which would mean that the total project cost might be approximately $3000.

Of course, the best way for you to get an accurate estimate for your specific painting project is to have at least three painting contractors who work in the Bel Air area inspect your home and offer detailed cost estimates for painting it. If you choose three reliable experienced painters, who can offer quality references, then you should be well on your way to figuring how much it might cost to have your home painted.
